These Terms of Service ("Terms") govern your use of the Listing Vibes mobile application (the "Service") operated by Claim 727, LLC ("we," "our," or "us").

1. Acceptance of Terms

By accessing and using Listing Vibes, you agree to be bound by these Terms. If you do not agree, you may not use our Service.

2. Eligibility

You must be at least 17 years old to use Listing Vibes. By using our Service, you represent and warrant that you meet this age requirement and have the legal capacity to enter into these Terms.

3. Description of Service

Listing Vibes is a mobile application that enhances the real estate search process by adding investment analysis and tracking tools on top of existing property listings. Through our Service, users can:

• Analyze investment property returns (including CAP rate, cash flow, and cash-on-cash) directly while browsing listings.
• Save and bookmark properties for later review.
• Add private notes, scores, and deal assumptions tied to each listing.
• Rank and compare saved properties to support investment decision-making.

Listing Vibes integrates with third-party real estate websites such as Zillow, but we are not affiliated with or endorsed by these sites.

4. User Accounts

To use our Service, you must create an account using Apple Sign-In. You are responsible for maintaining the confidentiality of your account and for all activity that occurs under it.

5. User Content and Conduct

Your Content

You retain ownership of notes, scores, and any content you create within the app. By using the Service, you grant us a license to store and process your content to operate the Service.

Private Data

Your notes and scores are private to you and not visible to other users. We do not moderate private content but reserve the right to remove content that violates these Terms.

Prohibited Uses

You agree not to use the Service to:

• Violate any laws or regulations.
• Harass, abuse, or harm others.
• Submit false, misleading, or fraudulent information.
• Attempt to gain unauthorized access to our systems.
• Use the Service for unauthorized commercial purposes.
• Interfere with or disrupt the Service.
• Circumvent usage restrictions by creating multiple accounts.

6. Third-Party Services and Content

Our Service may rely on or provide access to third-party real estate websites and authentication providers (such as Apple Sign-In). Your use of these services is subject to their respective terms and policies. We are not responsible for their content, accuracy, or practices.

7. Real Estate Information Disclaimer

IMPORTANT: Listing Vibes is an investment analysis and tracking tool. We do not:

• Provide real estate brokerage services.
• Guarantee the accuracy of property data, financial outputs, or analysis results.
• Provide investment, legal, tax, or financial advice.
• Verify property details, prices, or availability.

All property information comes from third-party sources and may be incomplete, outdated, or inaccurate. Always verify independently and consult with qualified professionals before making real estate decisions.

8. Account Termination

We may suspend or terminate accounts at our discretion, including for violations of these Terms. You may delete your account at any time via the app. Account deletion permanently removes your data within 30 days.

9. Intellectual Property

The Listing Vibes app, including design, features, and code, is owned by Claim 727, LLC and protected by intellectual property laws. You may not copy, modify, or create derivative works based on our Service.

10. Privacy

Your privacy is important to us. Please review our Privacy Policy for details on how we collect, use, and protect your information.

11. Disclaimers and Limitation of Liability

The Service is provided "as is" without warranties of any kind. To the fullest extent permitted by law, Claim 727, LLC disclaims all warranties, express or implied.

In no event shall Claim 727, LLC be liable for indirect, incidental, special, consequential, or punitive damages arising out of your use of the Service.

12. Indemnification

You agree to indemnify and hold harmless Claim 727, LLC from any claims, damages, or expenses arising from your use of the Service or violation of these Terms.

13. Governing Law

These Terms are governed by the laws of the State of California, without regard to conflict of law principles.

14. Changes to Terms

We may update these Terms at any time. Material changes will be communicated through the app. Continued use of the Service after changes constitutes acceptance.

16. Severability
